After a slow start to the year, the Marin housing market has warmed up, and is starting to simmer. 🔥
The AI-driven boom has had a very visible impact on San Francisco home prices and rents, and that energy is now crossing the bridge. We are seeing a significant increase in closings in May, with buyers actively moving into Marin. Turnkey homes across all price ranges are going 10–20% over list price with less than a week on the market. The broader economy is also moving in an encouraging direction - equity markets are up, hiring is improving, and unemployment remains low. All positive signals for buyer confidence.
The headwinds? Inflation remains a factor. Energy costs, tariffs, and government spending are keeping prices elevated, and ongoing global uncertainty continues. Interest rates are still creeping up, it may be a long wait for a significant reduction.
In May, we have seen a lot of momentum in the Marin market and this could continue into the summer months. As always, local conditions matter enormously - and what we're seeing consistently is that accurate pricing and thoughtful home preparation makes all the difference.
